Property insurance is never easy, especially with non-traditional properties. It can be hard to find proper coverage because of age, property type or use. Fortunately, you can count on American Modern to help guide you through the maze of unique property risks and coverage options. We’ll help you be the expert on hard-to-place property insurance, including vacant property, seasonal homes, manufactured homes and more.
Condominium Insurance (HO-6)
Many carriers write HO-6 coverage for full-time owner occupancy, but few accept rental or seasonal condominiums. (In California we accept owner occupancy.) American Modern fills that gap with a HO-6 program that is tailored to a full-time or a part-time seasonal unit. How else are we different? We accept properties that are titled to a LLC, in a high-rise, even shared by one family. We also extend liability coverage to a property manager who oversees the property on the owner’s behalf. This program is available in California, Nevada, Texas, and Washington
Even if the owner is living in the property, there can be special risks that may prevent traditional insurance coverage. That’s why we are here to support you and your customer with a variety of coverage options for older homes, homes that are too far from a fire station or valued differently from neighborhood averages. Many of your customers are looking for rental property coverage for a vacation home, investment property or a home they were unable to sell and need to rent. Standard homeowners policies may refuse claims if the carrier isn’t aware the property is being rented. American Modern offers flexible policies and expert advice to allow you to give your customers the guidance they need. Dwelling Basic (DP-1) Dwelling Special (DP-3) Landlord Dwelling
Vacation and Seasonal Homes
Vacation homes come in all sorts, from luxury properties on a lake or golf course, to more humble cabins with that beloved squeaky screen door. Whether it’s just been purchased, or has been in the family for generations, just by being a part-time home it may not be eligible for the robust protection of the HO-3 you typically quote from your lead carrier. Or, there could be a liability concern such as a pool or an older out-building on the property that makes it hard to place. What are your coverage choices? There are many reasons property might be vacant – including a home undergoing renovation, a seasonal home, a rental home between tenants or a home waiting for new owners to move in. Since vacant homes are at a higher risk, they need special coverage. American Modern will help you find the right policy to protect your customers during short-and long-term vacancies. Manufactured homes pose unique risks and deserve insurance coverage that is custom-tailored to them. We can give you the guidance you need to provide your customers the best protection. We offer policies for all types of manufactured homes – single-wide, double-wide, triple-wide, or 2-story modular and we place no age restriction on the home.
